Property Accountant

NYC Real Estate Investment and Operating Firm

60 Guilders, LLC (“60G”) is a private, New York City based real estate management and investment firm founded in 2013 by Kevin Chisholm. Emphasizing intensive fundamental research and an entrepreneurial approach to acquisitions, 60G focuses on identifying, purchasing and repositioning value‐add properties in New York City. The firm acquires and repositions properties in partnership with institutional capital partners.

We are looking for a highly skilled and experienced Property Accountant to join our dynamic team. The ideal candidate will be responsible for the financial operations of our property management and real estate portfolios. This role requires a deep understanding of accounting principles and property management. The Property Accountant will work closely with the Controller, property managers, asset managers, and other stakeholders to ensure accurate financial reporting, budgeting, and compliance with regulatory requirements. Key responsibilities include preparing financial statements, conducting financial analysis, and ensuring the integrity of financial data. The successful candidate will have excellent analytical skills, attention to detail, and the ability to work independently as well as part of a team.

Responsibilities include:

  • Prepare and review monthly, quarterly, and annual financial statements.
  • Prepare monthly journal entries
  • Conduct financial analysis and provide insights to management.
  • Ensure compliance with regulatory requirements and company policies.
  • Coordinate with property managers and asset managers on financial matters.
  • Assist with budgets and forecasts for property portfolios.
  • Monitor cash flow and initiate capital calls to fund operations.
  • Reconcile bank statements and general ledger accounts.
  • Assist with external audits.
  • Maintain accurate and up-to-date financial records.
  • Analyze and report on financial performance metrics.
  • Manage property tax payments and assessments.
  • Assist with timely and accurate rent collection and tenant billing.
  • Prepare TC 201 and Annual Certiorari.
  • Prepare monthly management fee calculations.
  • Prepare annual Operating Escalations and Real Estate Tax true ups
  • Identify and implement process improvements to enhance efficiency.
  • Assist with special projects and ad-hoc reporting as needed.

Requirements

  • Bachelor’s degree in accounting, Finance, or related field.
  • Strong knowledge of GAAP and real estate accounting principles.
  • Proficiency in Yardi and Microsoft Excel.
  • Excellent analytical and problem-solving skills.
  • Strong attention to detail and accuracy.
  • Ability to manage multiple priorities and meet deadlines.
  • Excellent communication and interpersonal skills.
  • Knowledge of property tax regulations and compliance.
  • Ability to work independently and as part of a team.
  • Strong organizational and time management skills.
